A — Zoning and Proposed Land Use Surrounding Greenshire

Planned improvements for Haligus Road include widening, and left—turn and right—turn lanes into Greenshire. Ackman Road is expected to be extended. These projects are currently scheduled for 2005.

Two parcels to the west of Haligus Road are currently zoned A—1 (Agriculture) and are within the 2002 Comprehensive Plan of Village of Lake in the Hills as low to medium residential development (3.5 to 4.5 dwelling units per acre). Other platted lots located west of the two parcels are incorporated within the Village of Lake in the Hills and are zoned R—2 Planned Unit Development (PUD).

The property to the east, south, and southwest of Greenshire, Meadowbrook Subdivision, is zoned R—2 PUD and is incorporated within the Village of Lake in the Hills.

The property directly north of Greenshire is a dedicated right-of-way for the future extension of Ackman Road. Greenshire has dedicated 50 feet to the county for the extension of Ackman Road to Haligus Road. A gated emergency access to Ackman Road has been provided to the subdivision across from Lot 20.

Land directly north of the proposed Ackman right-of-way has been incorporated into the Village of Lakewood. Current zoning is R—1 planned unit development (PUD). Minimum lot size is 32,670 square feet. However, the northeast corner of Haligus and Ackman is zoned neighborhood commercial. Further to the northeast is Red Tail Golf Club and additional single family lots zoned R—1 PUD and developed within the Village of Lakewood.

Land to the northwest, currently zoned A—1 (Agricultural), within the comprehensive plan of Village of Lakewood and is designated as a combination of estate, open space, and medium density housing of 1.2 to 2.5 dwelling units to the acre.

B — Current Owners of the Development Property

The property is currently owned by JP-WC, LLC. The two sole members of JP-WC, LLC are Jack Porter and William E. Curran.

C — Maintenance Responsibility for the Development Property

Jack Porter & Associates, Inc., of 700 McHenry Avenue, Woodstock, Illinois, 60098 (815-334-8366) is the developer of the Greenshire. Maintenance responsibilities of Outlots A and B are the sole responsibility of the Greenshire Homeowners Association, NFP. Responsibilities of the Greenshire Homeowners Association are further defined in the Covenants, Conditions and Restrictions (CCR's). A backup Special Service Area (SSA) will be created to maintain the common areas if the association fails to do so.

D — Features of and Improvements to the Development Property

The subdivision will have two wet detention areas that will be owned and maintained by the Association. These are included in areas depicted on the final plat as Outlot A. There is also a 20-foot landscape buffer running along the north right-of-way line along Greenshire Circle and the future Ackman Road, which is also part of Outlot A.

Outlot B, a sign and a small landscape area located by Lot 39, is also the responsibility of the Association.

Responsibilities of the Association include the maintenance, repair and/or replacement of all landscaping, emergency access, and signage. Future aeration of ponds and electrical could become the responsibility of the Association, if required.
